My aunt is thinking of selling her 1,200 sq ft home with ocean views.

This tear-down home sits on a double lot and could be split into 2 lots (approx 5,000 sq ft each). Any idea of what a property like this might be worth.

Joel, take a weekend trip down to the beach and check it out and maybe meet a few of the local agents to get their opinions. Look up some recent sales that have closed near the property and those listing agents may be familiar with the home.

Getting an idea of what your Aunt's property might sell for depends on the area (location! location! location!), the condition of the home, and what similar properties are going for in the immediate surrounding areas. Is it on the beach or in the Malibu Hills, etc. it might be perfect for a builder/investor. Contact me if you would like more information.

I would have to know the APN #, address, city and zoning. With zoning information can tell is allows single family home or units. Additionally, it is important to know if lot is flat or terraced. Those factors would dictate the value of the land.

It sounds like it is in one of our canyons perhaps Latigo or Corral.
It depends if the lots are tied together or not if the lots can be sold separately.
House prices right now in the Canyons are Starting around $700-$800+K
and up depending where it is and what condition.

Tear downs are very desirable in Malibu, as it is difficult to build from the ground up. Location will make a big difference on the value of the home. For instance a remodel located on Pacific Coast Hwy in the La Costa area with Ocean View that was only 1,200 sq ft Sold last year for $971,500 on a single lot. A dated 1,300 sq ft Ocean View in Corral Canyon sold for $680,000. The location will make a big difference.
