Talk to an attorney that specialized in Probate! Realtors can only give you direction in this case, however a lawyer can give you solid advise! It won't be much to retain their services and if you are the only heir it should be relatively simple, not to mention that most of the time probate lawyers have a list of buyers that are ready, willing, and able.

I recommend discussing the sale with a probate attorney. There aspects such as inheritance taxes, and other costs/consequences that you should probably be aware of before you proceed further.

Has the house been deeded over to you? Are there other heirs who own the home or is it just you? Any owners would need to be involved in listing and selling it. Talk to an agent about getting it listed.
