Listed our house and had many looks with all positive feedback except we don't have a formal dining room. Our house is beautifully decorated and well kept. We have a large yard backing to a green belt that is landscaped and trees and an oversized garage.
The offer was 12% below our price along with refrigerator, paint, home warranty and cleaning the carptets. The other things are fine but 12% below? Dallas has been stable compared to the rest of the US and we aren't in an overbuilt area such as Frisco. What percent below listing price have homes been selling in the Rockwall area? The Shores to be specific.

I just saw this question and see you have had no replies, I will try to help you. The answer depends on where you are priced compared to your area/neighborhood/subdivision. If you are getting that many showings and multpile 2nd showings it seems the price is right but something is holding buyers back. It might be a good idea to have a frank conversation with your agent, staging techniques might help, ask your realtor to suggest things that might help the buyer connect to your home or simple ways you might overcome any objections.
