Making a house worth more

Besides staging and greenery, what is the easiest way to make a property worth more?

I think the answers below give great advice. Kitchens and baths sell homes so whatever you can do to spruce them up will help. Try new light fixtures and plumbing fixtures. Then I think I would defer to fresh paint. Not only does it make the house look clean and fresh it makes it smell clean and fresh. People associate the smell of fresh paint with clean (it does smell a lot better than bleach).

You are right, staging and greenery are very important. In addition, fresh paint where needed really is an added bonus. If you have carpet, clean but do NOT purchase new. Everyone has their own taste and chances are they will change the flooring.

Certain upgrades in kitchens and bathrooms, condition of property are only 2 off hand. Suggest talking to an appraiser or your local Realtor and see what they have to say specifically.

I would like to add gaining maximum exposure for your home once listed also will add to it's worth as more buyer's it is exposed to the better the purchase price.

Initially, the time at when you sell your home can be influential. Sell when inventory is low and demand is high. Secondly, utilize a Realtor that can assist with excellent service and top of the line marketing assistance. Also, inexpensive cosmetic improvements on your home, such as professional cleaning, new paint, and new carpet are excellent ways to attract more buyers and more bids. Ensure your kitchen and bathrooms are aesthetically pleasing as they can sell a home for you. You mentioned, greenery, which leads me to think of curb appeal. It can often invite people in or insist they drive on by. Always ensure your curb appeal is a priority.

My own opinion is that the more buyers that are qualified to purchase your home increases the competition and chance for multiple offers that always result in a higher bid. The best way to have more buyers qualified is to get a pest inspection and do the work shown on the pest report that FHA buyers need done to qualify for only 3% down. Getting rid of termites, dry rot and and any water leaks and repairing damage wood should be number one on your list. The rest is all nice to do after.

I would say the top 3 easiest ways are upgrade the kitchen, or flooring, or paint. There are obviously several other ways to upgrade a home to add value but these are the simplest and easiest in my opinion.

Updating lighting and bathroom and kitchen fixtures. It's one of the first things I notice and point out to clients. Professional paint jobs help immensely as does curb appeal. Landscaping adding potted plants and plantings around the house at this time of the year draws more buyers in. And the only way to sell is get them through the door. So curb appeal first.
