Mobiles are much like a vehicle in that it will have a "blue book" value. In my experience it won't be much. We can help you sell the mobile without the acreage. The acreage can then be sold as raw land if you don't want it.

A lot will depend on the condition of the Mobile Home. Many times older units have to be removed at some expense (6 to 8 thousand around here). Some are newer and very serviceable. You will need to know if the mobile home is classified as "real estate" or as a trailer parked on some land. There is a difference

Michelle, You will be able to call the local township or city Clerks or assessors office and find out the properties State Equalized Value for 2008. A good place to start would be twice that value.

A local real estate professional would also be able to run comparable properties and give you a range of value for the property.

There are some qualifications for this property. In general, modular and mobile homes are considered personal property, not real estate, unless they are actually attached to te land. If the assessors office does not show a structure on the property, then it is possible the property would only be worth the acre of vacant land.
