I agree with you Cecil. I am local to Surprise and specialize in that city among others. It is an EXTREMLY challenging area especially if you are selling and not understanding current conditions. It is excellent if you are buying! Cheap forclosures with more to come.

As an example, I am currently working with an investor client and we went out Wednesday this week to view bank owned homes betwen $65-75 per square foot vs 2005 sales of $120-170 per sf. Do the math and that is what $0.40 on the dollar?

As a Real Estate Broker for the Phoenix area I would advise that you interview a couple of agents to see what their experience is for the listings and if they are familiar with the area of your investment property. I have helped many investors buy and sell in the Surprise area and we also help them with leasing their investments with our Property Management Division. I would tell you that depending on when you bought your property - the timing is critical for you to get back even what you paid for the property. If you bought in 2005 forward - the current value might not be there for you to get back what you paid for it and with competition being what it is- the property might take a while to sell.
I would again have you discuss your selling needs with a Realtor who can evaluate your situation and get you their professional opinion on what has to happen AND not tell you what you want to hear.
