I really like Neil's answer below. I would add that you should also call and interview these agents for their knowledge, and also for the chemistry between you and the agent. You are going to be working with this person for awhile, and you and your agent's communication and report will need to be strong.

There was a time when so very few agents would even touch a short sale...but since short sales are now becoming a fact of life in this market, you are right to search for an experienced short sale agent --- and not just one who's sold a few, but rather someone who has attended and is certified to handle short sales. An agent with CDPE (Certified Distressed Property Expert) designation is a good start.

Pick 3 real estate offices in the area and call and ask for either the broker or the manager. Tell that person your situation and ask for their best short sale agent. That broker/manager will not want to fall on their face so they will pick their very best person for you. Make sure you then get solid proof that the agent has done short sales in the last 6 months. If possible find out if they have done any short sales specifically with the bank that holds your note(s). I would be happy to make up a set of good interview questions for you. 75% of my business right now is short sales. In fact I'm at my desk putting a package together for a deal I just put together in Hercules. No two short sales are ever alike but there is certainly a great deal of knowledge that only experience can bring. I'll be happy to help you come up with a plan to find the right agent. Consider interviewing in person a few local agents from different realty companies, then choose the one you like best and who has the most to offer; choose your agent with care. You can also locate some area agents under the find a pro tab.
