Hello! We are getting ready to put our home up for sale. I'm looking for a real estate agent with a reasonable fee. To be frank, it just doesn't seem very reasonable to spend 8000k on a real estate agent (at 6 percent).
I've heard of this one company in the Denver area that charges a flat fee of 2500 to sell. I can't think of the name. Can anyone help me out?
The Company you are most likely thinking of would be either Help You Sell or another company of the same nature. They help you with the transaction but as the other Realtor has stated you still have to pay the Buyers agent to bring the Buyer, 2.8%. I would also look at it as she has told you that most full service Realtors would list your home for around $2,500 or less, in some cases, and you would be in a better position as a full service agent will be able to advise you on a lot more than a flat fee company. The most important thing you are going to need to look at is the price of your home to sell it. If you are selling it based upon which Realtor is getting paid the least amount and has told you the highest price they think they can get you for your home then your house will most likely not sell anyways and if you are sitting on it for sale for a few months that cost is usually more than a 6% listing anyways. Homes in this market are selling fast as long as you are priced right and homes that are priced to high wont sell at all. If the flat fee company charges you $2500....that is only for their side (listing). You will still have to pay the Realtor that brings the successful sale to you. Figure out the 2.8 -3% that you need to pay that agent, plus the $2500 and find a full service Realtor that will work for you for that price. The reality is you won't save that much money using a flat fee company and you usually don't get a full level of service. The small amount of money you save may not be worth it in the long run.

I don't know if you are serious, but ELV!S among others have referenced something like that about me. My answer is that I would go broke very quickly particularly in this market. I would spend more on marketing than I would make on commissions, because I can't stand to admit defeat. Any expired or cancelled listing that I would have, I would take it as a personal defeat. I could not separate it into a professional point of view. Consequently, I would never last financially or emotionally. During this "crunch time" there is no doubt that I would have been one of those that would have been crunched. It's so much easier to sit back and be a know-it-all, and let you folks tough it out . To those of you that are solely dependant on RE sales and purchases for your income that last through this mess , you will have my utmost respect for your mental toughness.

Sarah, Happy New Year first of all. To answer your question, let me ask one of you. Do you want to list your house or sell it? Those limited service brokers who call themselves "discount" brokers simply cannot afford to give you the same type of service that a premium broker will. Are all lawyers the same? Are all the doctors the same? Of course not. Well, same way with realtors. Interview several and go with the one(s) with a proven track record and will put the most money in your pocket - don't simply go on what they charge but they will get you. Good luck.

If you are going to use a flat fee company, I would recomend just selling it yourself. The 2,500 could buy a lot of advertising or save a little for a lawyer and use the rest for ads.

Not sure what company you are talking about but commission is always negotiable. My suggestion is to set up several appointments with Realtors and see who fits your needs the best,.

Well, I don't think we're suppose to be discussing our fees on this site. As far as a flat fee that is probably for the listing agent. If you want your home listed for other Realtors to come and show to their Buyer's, you will probably offer a Buyer's Agent Fee. Sorry for being so vague, but you really need to call or email individual Realtors and see what they charge. Some Realtors will list your house for a lower percentage if you use them to Buy your next home. Here's a link to a site from The National Association of Realtors. The same thing is said about homes that are staged over homes that aren't staged. I wish you the best with Sellng your home, if you haven't Bought or Sold a home in the last 3 years, you're going to be amazed at what a different process it is now.
