A short sale specialist is one who is a member of the National Association of Realtor (NAR) with a designation called Short Sales & Foreclosure Resource.(SFR).
This certification from NAR is the only distressed property certification for real estate professionals recognized and endorsed by NAR.
There are steps she will need to perform AFTER you have received an offer from a potential buyer. She markets the property as a regular listing however she needs to inform potential buyers it is subject to third party approval. Have you consulted with an attorney who specializes in short sales and foreclosures?There is a web site for attorneys who specialize in this arena.
Some questions to ponder:
have you written your hardship letter?
is there enough time to accomplish a short sale?
have you contacted a financial, tax and legal professional yet?
have you determined what you owe?
is there a realistic chance to close with the offer you receive?
having a loss in equity doesnt constitute a short sale on a home. there are guidelines that have to be followed.
