Need to find a realtor in the 75181 area or close to same.
We are putting our house back up after expiring last year.
We're hoping to finsd a realtor thats willing to do a dicsount deal contingent on getting on our "buy" contract as well.
Anyone out there?
M Allen, I am a full service agent/broker and I specialize in your area. 75181 is the Creek Crossing subdivision. I have sold this subdivision since it was first developed. I offer full service. Keith Sorem gave you some very good advice and statistics in his answer. Listing your home with a discount broker does you no good if it doesn't sell. Full service deals do net you more money. I work commission on a case by case basis. I offer full service with lots of advertising and exposure. I just closed 2737 Hyacinth on 4/27/09. I am closing 1701 Lacy tomorrow, and have just worked out an offer on 2506 Decoy (all in your neighborhood). I offer a free market analysis of your home. Just give me a call. I have proven results.

Just in case you did not see it.....
Lynn & Rj,
You may want to check the Trulia Community Guidelines, item "n".
Also, in my previous post I forgot to mention two other statistics from the Consumer Reports Magazine article that also came from the Consumer Reports National Research Center's Annual Questionnaire. They found homes that sold within a month that were represented by a 3% or less agent amounted to 31% of the respondent total, while 6% or more agents resulted in 26% of the total. However, in sales where the seller took a $50,000 loss or more the discount agent represented sellers had 8% of the total, while the 6% or better agent had 7% of the total.
"To summarize, unless you have money to burn and time to kill and do not need to move, full service brokers are the only way to go. But do not take my word for it. Interview a few REaltors, and compare what they offer."

Quoting from the Consumer Reports magazine article of Sept 08 entitled "Buying, Selling, Remodeling":
"We found that paying an agent a lower commission rarely had any effect on the sales price. And readers who paid commissions of 3 percent or less were just as happy with their brokers' performance as though that paid 6% or more."
"Paying less won't hurt service. The industry defends the full 6 percent commission by saying it enables brokers to provide all the services home sellers need. And some of our survey respondents who paid lower commissions did get fewer services from their agents. But there wasn't as big a gap as you might expect. For example, 81 percent who paid 3 percent or less said the agent provided a competitive market analysis of their home, compared with 87 percent of people who paid 6 percent or more. And those who paid a lower commission were somewhat less likely to have agent-sponsered open houses (54 vs. 59 percent)."
Allen, Here are a couple views on making sure you get a Professional to assist you. Many people have an RE license, not all of them are worth hiring. Interview...

I wish you the best of luck with your sale and purchase.
If your goal is to net the most at the end of both transactions, then this information might be of interest:
I track the performance of Discount Brokers and MLS Entry Only Broker versus Full Service brokers in my MLS each quarter. Over the past two years these are the trends that I see:
1. More expired listings - full service brokers listings sell almost twice as often.
2. Better list price to sale price ratio - listings, when sold by discount or MLS Entry Only brokers, sell on average for 2.9% LESS than those of full service brokers.
3. Market Share - in my mls listings sold by either MLS Entry Only or discount brokers totaled 25 versus 906. So how can it be that 2.7% of sold listings were by discount and MLS Entry Only brokers?
4. Days on Market - take longer to sell.
To summarize, unless you have money to burn and time to kill and do not need to move, full service brokers are the only way to go. But do not take my word for it. Interview a few REaltors, and compare what they offer.
Good luck.
I am your discount man. I offer a flat 4% listing. 3% to the buyers agent and 1% to me for the listings. I offer a very good package for getting your property exposed in the one place it matters the internet. When you buy I will also rebate you 20% of the commission I make off of that sale. Please call me at 214-682-0598 for more information about my services.
Thanks
