Looking at market data from Trulia in New Braunfels I see that only 10 homes have sold in the past 9 months.

Is that data really correct? That seems like a really, really low number. I'm currently selling my house (I have listed it at 5% below Comal Appraisal). I have a great agent, and the house is in great shape (IMO). I keep hearing that NB is a fairly sheltered market, but 10 homes??

As great as Trulia is, they do not get all the data. To get the most complete picture, just call your agent and ask him/her to pull all of the sales from the MLS. That will give you the best idea of what's gone on. I promise there are more than 10 sold. If you would like to share your address with me, or MLS number, I'll let the other agents in my office know about your listing. Priced at 5% below the CAD sounds like something we would want to keep an eye on for potential buyers.

FIRST ANSWER

Trulia does not have all sales in past 9 months, your listing agent would based on any home posted in MLS, request for data from the realtor. You can also search county tax records.
