Investor, Home Buyer in Suisun City, CA

Looking at a home in 94534 that has "the common court" with no front yard and a small backyard? How much does that hurt resale?

I think some of the factors you mention maybe negatives to some people, but positives to others. Some people don't want to deal with maintaining the yard. You probably have to look at other factors like price compared to other homes in the area. 94534 in general is a desirable area of Fairfield.

I have sold many homes in this area including a large number of reo or bank owned properties. There is a buyer for this type of yard. It will be necessary to compare the properties to others with similiar site locations. Data does not support the common court being a deterrent to the sale. What is a "small" backyard? It might be large to someone looking for minimal outdoor space.

Depends on location. 94534 is generally depressed price-wise (I live near the Gold Hill exit off 680). There are a lot of homes on the market with reasonably sized front and rear yards in the $150k-$250k range.
Lacking "features" (yards...) will affect resale.
