Long distance realtor relationships

Thanks to everyone who tried to answer my prior question about getting my house listed on Trulia.
I was asking if I as the homeowner could submit the info. I have since learned that this must be
done by my realtor. Sadly, it appears he has not. I will follow up with him on this. The home for
sale is in Lake Ariel PA. We used it as a vacation home for weekend visits when we lived in NJ. We
now live in FL, hence our desire to sell it. Even though our property has been listed since Jan, we
have not had a single offer. It is priced slightly below the selling price per square foot in the area so
I really don't think price is the problem. Any suggestions for how to manage a long distance
relationship with a realtor would be greatly appreciated. Any insights into the real estate selling
environment for Lake Ariel PA would also be most welcome. Thanks in advance.

You may mention to your REALTOR to post what are called VFlyers http://(www.vflyer.com) these syndicate to a variety of web sites including Trulia, and all he has to do is create and publish. Vflyer does't even charge for the first 5 published. Good luck selling your home.

You have every right to be concerned about the selling of your home. Being on as many websites as possible is a big key to selling. The majority of the buyers go on the internet before they even come to the area. Its very important to have as much exposure as possible. Did the realtor take alot of nice pictures? Find out if your home is on Realtor.com also. You should see a big change on how many showings that you get after the third week in June when everyone is out of school. The selling season lasts until about Thankgiving. As far as a long distance relationship with a realtor should not be a problem at all. Most of my sellers are long distance. The key is to keep in contact whether it be by phone, email or letters. Good luck to you hope your home gets sold.

That is what I guessed your question was about, and why I answered it the way I did. Communication skills are not directionally one way ( A salesman's ability to prattle on as I do.) Communication skills also involve puzzle solving skills to figure out what a consumers need really is from what they say or write.


Now that I have seen that you have good skills yourself, I suggest that you use that to convey (writing is usually best, that way he won't get off track or interrupt you.) all of the concerns that you have just told us to your current Realtor.
In order of importance:
1.} 10 months no offer.
2.} Low price per square foot, but no offer.
3.} Average marketing time and market conditions for Lake Ariel in general .
4.} What are the drawbacks of your house that have made it lose out to the competition.
5.} Exposure on national listing sites.

Hi Paul. Managing a listing and a relationship with an agent over a longer distance does not have to be difficult in this day and age. Ask your agent to give you weekly updates (even when there no showings). Updates can be done via phone or e-mail. I would also ask your agent to keep you informed of any homes that actually did sell in your neighborhood as that will give you a better picture of what the market is. If you home has been on the market since January, a new comparative market analysis is definitely in order if it has not already been done. Do you have a copy of your agent's marketing plan? Is your home vacant, furnished, staged? The truth is, after 10 months on the market, this listing needs new life to be noticed. You may want to take it off the market over the winter and bring it back on the market in the spring. If it has not been staged, that would be the perfect time to do so and bring it back on the market with a new spark. I know that some of my fellow agents are not in favor of staging, but I have seen it make a great difference and there's definitely statistics that show that staging helps sell properties faster and many times for more money. Discuss it with your agent. Good luck.

Your agent might want to refresh the pictures and ad information if they haven't done so. Have you had any showings? If you have, what has been the feedback from the potential buyers?
