The only numbers that matter are the comparables the actual solds in the past three months.

Look forward not backward...cause you may trip on something...do not relist based on the past...and June was a million years ago to a bank.

Find yourself an agent who will give you honest numbers of actual solds and bring you buyers who are qualified...expressed in writing.

Julia your home was on the market for 225k and did not sell. Prices have dropped over the last 12 months in most parts of the country.

By the way try to a hold of the appraiser and find out if they would like to buy it for 230K that over 10% less than they appraised it for. I bet they wouldn't touch it with a 10ft pole!
