Is this the time to list a west 4th street 180' water view home, or should one wait?

Hi Mary,

Now is the best time because the market will continue to deteriorate and so might you value. So do it now to preserve your price.

All the best,
James Joseph

Hello Mary,

Timing is very important....and depends upon many factors. Time of year and our local economy certainly play into the considerations of when to put your home on the market...but there is a more important factor...and that is in knowing what your personal plans and goals are.

Please give me a call so that we can sit down and talk about what your plans are and what the trends are with our Port Angeles market. It sounds like you have a fantastic home and thoughts of selling it deserve a 360 degree view. Together we can form a plan and make the right decisions for you.

Hi. I am a Realtor in Port Angeles and Sequim, and there's really a lot to discuss in response to your question. This is the slowest time of the year, and we are in the slowest market of the decade, so the simple answer is, "No, it's not a good time to list." But there is much more to the story. There are a few buyers showing up, but they are so far and few between right now, and they are looking primarily for homes between $200,000 and $300,000. I don't know how much your home is worth, but once you get above $500,000 +/-, you are tapping into less than 2% of the total buyers for this area. I've written extensively on this subject on my blog. You're welcome to read more of how I think on this subject at PortAngelesRealEstateNews.com or SequimRealEstateNews.com.

Best to check with a local Realtor for Port Angeles market conditions. In our area view homes are always in demand and I agree with Jillian that selling your home now depends on what your plans are in the next few years. If you intend to buy at a higher price you will ultimately save even if you take a loss on selling your home by the great deals on purchasing a more expensive home in today's market, especially considering these fantastically low interest rates. It is impossible to predict whether home prices will continue to fall and it would depend on your circumstances if you want or can wait for a market recovery. I sold an investment condo last April thinking I was taking a loss but it turned out to be a benefit as prices have fallen lower than my sold price. If you don't know of an agent in your home area I am happy to recommend someone.

It all depends on why you're selling, but real estate as a whole is still on a downward spiral and will continue to trend down. Many predictions were for the real estate market to rebound as early as 2012 and as late as 2016. If you see yourself moving before 2 years or more, I would say sell now before the value of your home decreases. I bet there are many people in 2007 who asked this question and decided to wait and they are now selling their homes up to 5% lower than last year in certain areas.
If you do decide to sell, be sure to interview at least three agents and price correctly. Best of luck!
