appraisal done within a couple of days. We wanted to get out of the contract but do not know a way of doing so. Does anyone have any ideas?

There are a number of ways to get out of a purchase agreement – all of them are clearly spelled out in your contract. Some are good ways and others are … not so much.
Rather than dispense advice from afar without a copy of your contract, it sounds like you need to sit down with your Realtor and go through the actual contract and review all your options. If you don’t get a satisfactory response, ask to meet with their broker. And don’t remove any contingencies in the meantime.
There are places in the contract that give you rights to cancel based on failure of buyer to perform. If this is a California Assoc of Realtors contract look for your rights to terminate, and what you must do in order to give the buyer the proper notice.
Do you want to break the contract with your own agent (listing agent) or the buyer? There are a variety of factors that go into answering this sort of question. Without having complete information is difficult to assist you. If your issue is not with your own agent, ask him/her to give you all of your potential options. If you are selling without your own agent, it is not to late to hire someone to represent you and assist you with this. Why are you trying to stop the sale of the property?
