Is there a way to find comps in my area w/o having an appraisal done? Thanks!

Hi! this is Isabella Leone with Reece and Nichols wanted to give you a heads up that I am a Southern Johnson County Realtor. As a seller you determine what you feel your home is worth, as an agent I can only provide to you the current market trends or what we call a (CMA). With your property being in Springhill, we have not seen that much appreciation. Your home might be close to the value of what your county appraised it for this current year. If your determining Land it can be tricky, or if you have a home on Acreage then there is more research involved and there might not be a lot of sold properties. In that particular case a realtor might not be able to help you determine the value so that's when I would say a appraisal is necessary. As mentioned below, a realtor can pull up the comps for you. If you like, I could plug you into a program that would give you the comps from Heartland MLS and update them daily.

Gen, Kansas is a "Do not Disclose" state in regards to closed real estate transactions. A professional appraisal can be done and would cost generally around 300-400 dollars. If you intend on selling, you can contact a qualified Realtor for a CMA. If you don't intend on selling, ask them for a BPO (Brokers Price Opinion) and if there would be a fee. Many agents do BPO's for individuals, attorneys and lenders. Appraisal, CMA and BPO are all basically the same thing. Best wishes!

Hi Gen,
We recommend in this market to contact an agent with over 5 years experience (your area)...to preview your property and discuss the most recent sales for the last 90 days. This will give you an idea of what the appraisers will use for property valuation. Full time real estate agents have the most current market data. Great question!

Hi Gen,

My suggestion for you is to contact a local reputable Realtor in your area and have him/her run a CMA for you. You can even opt to be in the MLS automated email list when properties sell, new listings or pending.
If you do not want to contact a Realtor then try going online on the public access MLS in your area. Good luck. Leonardo

Sure. As the other answers suggest, a Realtor is able to do a CMA. Now, understand that's not the same thing as an appraisal. An appraisal is more detailed, and takes certain things into consideration that a CMA doesn't. But if you're looking for comps, as well as a fairly good estimate of the value of your house, a Realtor is the answer.

Contact a local realtor. We are trained and happy to perform a CMA (Comparative Market Analysis) of your property and those like it in your area and give you a good idea of the marketable value of your home.

Contact a realtor familiar with your neighborhood. MLS data will give you a great reference as to the value of your home.
