Is there a problem with the Cliff Street Lofts in Downtown Tacoma, WA.? Seems some homes have been selling

for a while, and because of the uniquness of the units, they should be selling more. Their is one unit going for $299K and it about 1000sf. Very comparable with other condo's in downtown. What gives???

I Like Cliff Street Lofts a lot. The only "problem" with them is that they are competing with a lot of brand new properties that offer more amenities and different types of floor plans for similar prices. Also, I have noticed that some of the units have kind of a tunnel effect with only 2 or 3 windows at one end of the loft. My favorite was 401 on the corner, (views! light! Loft bed!) but it just sold for 189k. I would have loved to live there.

I think they are great for someone who wants that hip urban open living life. I am really into that, but some people like the more conventional 1 and 2 bedrooms... with walls.... and doors.... Probably people with kids and spouses! :) Someone mentioned the parking issue, but most of them come with controlled access parking spaces, some of them even come with two. Normal city parking issues, really. Anyone who wants to live downtown knows the score on that.

There's nothing wrong with the Cliff Street Lofts. They offer a unique downtown lifestyle to singles or couples who don't have a lot of stuff. Prices have come down somewhat this year. Asking prices are around $300 per sq ft and sales in '07 averaged nearly $370 per sq ft. I think they're a good value now. The condo market downtown has suffered like everywhere else this year. When it turns around these will start selling again.

I had a friend who lived in the lofts for a couple of years and the only problem was the parking, or the lack thereof! As in any urban area, Tacoma has a parking shortage. I don't know if it has been changed or not, but at the time there was no problem parking in the evenings, but if you tried to leave your car parked all day, you were likely to get a ticket! Other than that, they are great living spaces in a terrific part of town!

You put it right "the uniquness of the units". In some cases that may not be the best. With new building comming in the down town area some buyers are looking for what they can get for there money. What Scott and Jim said is right as well, we do have a great inventory right now and buyers can take there time and make sure that is the right place for them. Just remember that if you like it jump on it because even if we have many to choose from others may like the one you like and jump first.

I have not heard of any issues with the condos. In fact I will be listing one on the second floor for just $195,000 this week. Many townhomes and condos have been on the market for a while in Tacoma do to the large inventory. Now may be the best time to obtain one of these units.
