I agree with Joe on your question. WNY (Buffalo, Cheektowaga, surrounding suburbs) has not been hit hard by the foreclosure crisis, so there isn't a lot of "bargain-basement" homes. What this means to a rehabber is that if you can score one, and fix it up properly, you will be sure to get a good return off of your sale, provided you know the comps in the area.
Our housing stock is older, so be prepared for that.
Rental market is strong here also, so if your flip doesn't sell, you can always rent it out.
