Is the selling list price based exclusively on square footage, number of rooms, structure style and school district?

Several realtors have told us that our extra features or amenities have no bearing on setting the list price; that a "bare-bones" comp with the same square footage, no. of rooms, a single-level on a half acre in our school district will set the amount buyers are willing to pay. There are no recent comp sales in our district in the last 6 months. So how do we set the list price?

When setting the list price, condition and features will have some bearing on the calculation. There are a lot of considerations that go into evaluating a home for sale. There are also some features that don't have much bearing on list price at all. An experienced realtor will be able to go over all of those things with you. It is also important to talk to a local realtor as they have seen many of the homes you would be competing against and understand your local market and submarkets. jamesrealestate@comcast.net
