Is the market really picking up again toward the end of May?

Asked by Reshmi, Portland, OR Fri May 28, 2010

We've had more showings and I've read that the market may be picking up again. So, agents out there in Portland, are you seeing an increase in your clients recently wanting to buy again?

RMLS Portland is the best source of market information. Official statistics are always about a month behind, they have to compile data. I recommend you sign up for the monthly reports. You may be able to find them elsewhere - you can also sign up for them on my website.

I wish I could be encouraging, but the answer is no.

I am not in Portland but being here in Grants Pass we are seeing clients ready to buy again. They still seem to think that they can offer crazy figures though. Some are able to make that happen and others just fall out. We do what we can and just keep going!

R: my personal experience is that this market is enough to make you think you're crazy!!! The market gains a bit of momentum then stalls. However, I have seen an increase in showings of my listings in the last week to 10 days. I just wrote a somewhat in-depth article on recent market statistics as well as an analysis of what I'm seeing with my buyers and my sellers at http://fabulousportland.com/2010/05/25/may-2010-portland-rea… .

Sales activity has been gradually gaining steam in many parts of the Portland area for months now. I have been seeing increased sales in many price ranges. However, the increase in sales hasn't necessarily translated into an increase in prices. As ever, the important thing is to price competitively. The homes that are selling are those that represent the better value compared to the competition. And the competition is stiff, there are still far more listings than there are buyers.

There are areas that are recovering and buyers know that the interest rates are now really great! There are some lenders offering special zero down programs and there are still many other buyer incentives from local tax credit programs.
