We agree that "price ranging" is at best confusing to today's buyers and in most cases serves as more of an obsticle more than a vehicle to bring the parties together.
PROS:
- it might help you sell the home faster
- it might help you get at a better price than by simply listing a higher $, expecting lower $ offers and hoping to negotiate them as high as possible
CONS:
- you have to be prepared to accept an offer made at the low end of the range
- if the home price analysis is not done competently you will exclude those prospective buyers who are well educated about the market and the home value
- if the home is on the market long enough for the market conditions to change, the price range may not help
IMHO NO~!
Listings need to be priced slightly under market in order to sell, so range pricing just confuses people (sometimes we laugh to ourselves that if it is range-priced it cannot be sold for OVER the top price....ha, ha>
