I agree that now is a great time to sell, but NOT to buy another home right away or to use the proceeds of the sale for the new home's down payment. With the current inventory, you may end up renting from the new owner or renting another place plus storage for a very loooooong time. Not selling because you're being told to wait since the prices will continue to rise could be a huge mistake. With interest rates artificially low, investors are putting their money in real estate 'cause rentals are more attractive return on investment than banks and stocks, plus buyers' purchasing power is higher than ever. Once the interest rates go up, investors are going to put their money on investments with less liability and faster and higher yields, possibly flooding the market again plus those buyers who could afford for example (not a scientific calculation) a $500K house on a fixed 3.5% APR will then be able to afford a $350K max. So, if you're in the position to sell don't wait too long...

Hi Filippo,

My answer to your question is that it really depends on your sense of urgency and special circumstance, without knowing your personal scenario, i would say that if you are not upside down on your loan, or your home is paid off, it may not be a good time to sell since the market is still recovering, just because the inventory is half of what we had last year, it does not mean that prices will only go up for much longer. Banks are holding on to many foreclosures, and as soon as those are still being withheld, the prices will not stabilize. Home sellers usually sell their home for a specific reason, such as, downsizing, relocating, not using it, etc.. Whether or not it's a good time to sell has more to do with your personal situation. If you bought your home as an investment then that's a different story. How long ago did you purchase your home? The real estate market in FL has certainly changed in the past several years. Does that mean that you'll lose money? Not necessarily, but that depends a lot on what you paid and how much money you put into renovations. Please keep in mind that although prices of homes aren't plummeting it's still a Buyer's Market. You can still make money on your home, but to get a better idea of a realistic sales price you should speak to a real estate professional to show you comparable sales in or near your neighborhood.

Whether it's a good time to sell your home now or to wait has everything to do with what you want to achieve from the sale of it. Please give me a call if you'd like to discuss this further.

Yes, if

- You're underwater and want to short sale and rebuild your credit
- You're moving and you will need to sell in order to buy in your new location.
- Your family or wish list has grown, and you want to buy a bigger house.
- You don't want to be a landlord

No, if

- You're able to make the payments AND still have enough credit to buy without selling AND you don't mind becoming a landlord.

Now is a great time to sell your home! Inventories are low, interest rates are still very low, and homes are selling!
