We reaching the end of the spring/summer market. Everyone moves in the summer and we make a lot of our money during this time. Once the kids start back to school and all the moves are final things will slow. I live up the street from you in Chesterfield and there are no issues here. Bordentown is a cool town. Bordentown is a unique town with many special features. People that buy here are usually looking for this area and the conveniences it provides. Most of the homes are older and it is not unusual for them to have window air conditioning. For this reason it would be better to get it on the market sooner than later.

There will be fewer buyers in the fall, as there will be fewer sellers. The sellers who are out in the fall are often more serious. Spring brings casual lookers and many other sellers who are preparing to go to market themselves checking out the market. While your total showings may be fewer, your qualified buyer showings may bring you a contract. Expect fewer showings, but expect those buyers who come to be of higher interest.
While buyers will stil take note that you do not have A/C, you will not have the impact of the showing on a 90 degree day in fall. Of course, your property information sheet will reflect this fact, as well as your property disclosure.
