October 2007 and unfortunately we rejected our first offer (by now we now that was our biggest mistake). We took it off the market during winter and brought it back mid January. So far we had several showings and everybody's feedback was that it's a great place, but we haven't received any offers again. Our realtor advised to lower the price several times and we followed - but still no offers. What concerns us is that our neighbors had their condo with less upgrades and on a lower floor listed for $14,000 higher and it sold. Is it time to change our realtor or is it just the market?
I believe it is time for you to ask your Realtor what he or she is doing specifically to Market Your Home. Good, Across the Board Marketing is crucial in today's market. This includes a Visual Tour, Real Estate Magazine, listed in a Showcase Status on all Major Web Sites, Target Mailing, & Open House.
If your realtor has been marketing the property and you have done everything you can to help the property show at it's best, then it probably is about the price. If your Realtor networks with other agents and has a strong sales record, then you should continue to listen to your Realtor. It's not necessarily the agent's fault that it hasn't sold.
Is your listing exposed enough specially online? The market is different from October 07 and you might need to evaluate the price. Ask your agent for recent comps.
Having open houses recently? I see a lot of open houses in Rogers Park on weekends and I am getting great traffic with my listing.
I think we all should be paying attention to details and be aggressive in this market condition.
I agree with Richard. Realtors are almost always doing all that they can to move your property, however some of the them may not have the marketing tools they need to sell your property. In that case you need to think about who you would like to use in the future. Given the market conditions, I am tend to think that it's not your realtor's fault, but the scarce buyers and a lot of inventory we are now faced with. A little something special needs to be done with your property to make it more appealing to the few buyers available these days... Good luck!

how do you compare and did your neighbors close for $14,000 more or just list for that amount & pend but has not closed?
Maybe you need to look at your home as the "Buyer" might view it.. Is the enough closet space? .. Have you removed and stored (elsewhere) out of season clothes.. Crowded closets make them appear very small.. What about linens and towels.. A few new designer towels matched and tri-folded in the linen closet will help..If you use fitted sheets, fold them all store the sheets in one of the pillow cases to look more organized... Fresh flowers on the table or counter... Brighten up the rooms with maximum wattage bulbs...Keep the blinds or drapes opened during the day for more lighting.. How about the room decor? Sometimes less is better... The kitchen needs to be almost set up like a grocer's shelf with label faced to the front and very little clutter.. An organized kitchen gives the buyer the idea that they too will be well organized if they buy your "Organized" home.. Paint schemes that are calming with warm neutrals are also advised..
Most likely it is the price. Does your home have the same upgrades a the unit that sold for 14,000 less? Is your home free of clutter, family photos, and do you need to put some of your furniture in storage? Is it comfortable and inviting? What is the flooring like? If it has carpet, does it need steam cleaning? Do you have pets in the house and their food bowls.The home needs to be impecciably clean. Potential buyers cannot visualize what the house would look like with all of these issues taken care of. You must do it for them.
You could have your Realtor do a new market Analsis to see how you compare to current market conditions. Does any of the feedback from showings indicate paint or carpet needs? What about objectionable odors? there are a lot of properties for buyers to choose from. You want to move to the front of the line of properties waiting to be sold.
It's hard to answer your question without knowing the address of the property so I could look it up. Do you have a full service realtor? Do you think they have been working for you? It sounds like you've had the showings, but no offers. I have a property that is priced below market, shows well, feedback has been great.....but here you go....they have had 25 showings and no offers. All I hear is there are so many to choose from! Too many foreclosures to pick from, house shows great, priced well, no improvements needed and still their buyers are undecided with all their choices.
Like I said, without a little more information, it's hard to help you make a decision.
The market is tough right now. What type of marketing plan does your Realtor provide other then listing on the MLS?
It is probably market conditions,maybe! Do you think that your realtor has been doing a good job marketing the property? If the answer is yes,stick with him,if not,it's time to change realtors.I have been in the same situation as your realtor,and I know that I was doing my job very well,the owner changed realtors and lowered the price four times and the property sold nine months later.In reference to your first offer that you did not accept,the first offer is usually the best offer.Don't dwell on the past,or your neighbors condo selling for more money.Concentrate on selling your property.Is the condo staged for sale?You must look at the big picture.Good luck!
