Is it the responsibility of the seller to fix an unfinished basement before selling?

The question is: do you mean fix or finish? Finish -no, Fix - if it has a drainage or other problems that is negotiable with the buyer.

Maggemae, I have never seen it. But that doesn't mean you can"t negotiate that into your transaction. Everything is Negotiable in Real Estate! Worst they can say is no right?

Hi Magge,
A seller does not have to complete an unfinished basement in order to sell the home. Unless you specify that you will complete it, your listing agent will make it clear that the basement is "unfinished". The buyer may ask you to finish some things as part of their offer to purchase but that would be part of the negotiation and you can choose not to complete anything. If there are any problems with the basement, such as water intrusion or mold, those things should be corrected or disclosed on the NC Property Disclosure form. Properties can be sold with unfinished basements, unless agreed otherwise...
