We are located in sumas. No big hurry but would like it sold within a year or less. Is it better to wait till the market picks up?

Housing starts are up 17% so there will be substantial new supply coming to an already overcrowded market within an increasing interest rate environment.

Can you wait 20 years to sell?

I would be especially aggressive in dumping your box unless you see the USA becoming a leading manufacturing concern and stops being a police state/banana republic.....soon.

It really depends on your individual situation. When you bought the house, what you need to sell it for, are you planning on buying another place, are you up or down in your loan, etc. etc. As a general rule for this economy and real estate market, it's a crummy time to sell. Prices are depressed, buyers are looking for the cheapest price for the best house, ...it's really not the ideal time to sell ...generally speaking. However, given your circumstances and objectives/goals, it could make sense to try and sell... can't definitively say without knowing the whole story.

Other things to consider, .. yes... when the market is at an all-time low, it is a good opportunity to buy. If that's your goal, ...maybe consider renting your house out until the market improves. There's a few options that are possibly available to you.

good luck!

Do you plan to buy another house? If so, sell now. The market is stabile for the time being and rates are low.
Wait it out for what. Rates of 6.5%? The housing market is going to stabilize, but it is not going to rise quickly. Home prices won't rise until income increases. Sell now, Buy now.
