Joe it can go either way. We recently had a deal that the potential buyer wanted the hot tub removed before closing on the house
The hot tub was the tipping factor in one of my sales this year. Unlike a pool which takes up a lot of room, can only be used a few months out of the year, is dangerous for young kids, lots of work, etc., in my experience, most people seem to look favorably on a hot tub.

This is a tough call........but it pretty much depends on the individual buyer. For it to be considered an advantage, the vast majority of buyers would need to be attracted to it as a feature. Just not sure this is the case.

It has been my experience that buyers think it is a plus.....
Like everything else in this world; it depends. Hot tub on a small deck could be a minus to many buyers and just the reverse is a possibility too. Usually, however, hot tubs can be dealt with effectively either way and should not be a make or break all issue to a reasonable buyer. An escrow offset could be a possibility here. Look to your lawyer to deal with this in a serious buy negotiation.
Hot Tub can be a plus feature when selling a house. However it depends on the buyer, some may love it, others may not. Also just a note, have all the CO's for the deck etc, please check your local town code.
