Is Spring 2012 a good time to sell a home ?

Yes spring is a good time but I would check with a local pro. Depending on your homes value it may be a good time now. We see many excutives that are relocating and if your home is in a higher price range they need to find housing now. They can't wait till spring.

In many locations in Fl it depends on the community.
Sping has stronger sales for those communities attracting snowbirds who excape the cold by wintering in the Sunshine State. They buy before they head north again. Spring Training season also drive sales in baseball communities.

Summer is extremely strong when selling a home that is most likely to be inhabited by those who attend school. They need to be moved in before school starts which means the home must be under contract in July.

Fall is strong in Fl for those approaching retirement or actually retired and have become weary of icy windshields and black ice.

Winter months are strong for self employed, strategic thinking buyers. These folks are serious.

Of course there is no suitable buying season for a home that is overpriced.

Yes spring is prime time to sell but other times are good as well. If listing inventory is low like in Dec & Jan it might be an even better time to list as there will be less competition! I work the Frisco area and you will be happy to know that Frisco has had an appreciation of 3% in home sale prices. Yes, statistical data indicates real property sales increase considerably during the "summer' market, but ultimately, price is king when it comes to selling. Do your own research and make sure whomever you choose to list your home, make them prove their suggested market pricing. Don't let the agent cherry pick their comparable sales....make them show you full MLS data sheets for all sales in your community for the prior 3 to 6 months. Then review each sold property to determine if it is a comparable home or not. Don't be emotional...stay on the logical side of the equation. Remember, your home may have memories to you but it won't have them for the buyer and buyers will ultimately determine the value of your home.

Historically, Spring is a good time to LIST houses.
Anytime is a good time to SELL your house.
The difference between LISTING and SELLING could come down to the Marketing and the LISTING PRICE>

It's always a good time to sell, when you need to sell and are ready to sell; keep in mind buyers do exist year round.
