Contact an agent ask for past history of homes sold in the last 5 months of area. It depends on area most community for families on market April - August. however other area "young professionals " can be on market 365 days out of year. Many families are trying get in on $8K tax credit.

Having your home ready to sell and priced right are the most important features when considering putting a home on the market.......regardless of the month or time of year, it WILL sell when supported by a comprehensive marketing plan.

The only bad time to not sell your home, if you need to, is not listing it for sale. If it's not on the market, it won't sell. Right now in Minnesota, things are speeding up, prices are stabilizing a little, and there are multiple offers at times. Go for it.

Its never a bad time! August still has a lot of movement, i would get it on the MLS soon though, before the holidays
