From the responses that you've received you have probably determined that there is little in life that is "Free". It's sort of like buying a car or other item. Would you expect to get it for "Free". No, of course not. But, you would expect to get a good value for the price you were paying. It's the same in real estate transactions. There's a variety of services available. But, like many other things, it tends to come down to the old adage - "You get what you pay for". In today's difficult market, selling your home on your own, or with discount brokerages, will likely leave you very frustrated. There is a lot involved with "Marketing" a property. From where it's listed to where it's advertised, to what on-line advertising will be done, to the experience of the realtor that you select. A lot to consider but, then again, a lot invested and you need to have the best chance to sell at the highest possible price. Unlikely on your own.

Dear Cathy,
Many Home Sellers have been sucessful in marketing and selling their own home without the assistance of and fees associated with a Licensed Real Estate Broker. However, it takes a special breed of Seller to deal with all of the details of the contract paperwork, sellers disclosures, etc, (many of which can be found online). Sometimes Buyers want to see the home while you or your spouse is at work. Then there are the qualifying questions to ask potential Buyers to determine if they are indeed qualified to actually purchase your home or, are the just kicking tires or looking for interior design tips. Most of the time, the fees associated with a full service Realtor are well worth every penny. National Association of Realtors studies show that year after year, homowners who use the services of a licensed Realtor, actually sell their home for more money than those who did not. If you get an experienced Realtor who knows your market area, they have insight and knowledge that is gained from their day to day operations in their field of expertise. The Realtor you hire should communicate effectively and often as to the status of your property as it relates to the others on the market. If you decide to go the route of a Realtor, intervies at least three before you decide on one. Use the one who you are most comfortable with, has a few referrals from past customers and or the best track record in the area for homes SOLD. After all, that is the objective of all home Sellers....

Depends where you want it listed.
If you want it listed on the MLS, there are some services that'll list it (and do nothing else) for $250-$300.
If you want to try to sell it on your own without listing it on the MLS, you can do that for free. Craigslist is free. There are some electronic flyer services that post on various sites. You can get a limited or trial service with them for free. There's no charge to put a "For Sale" sign up in the front of your house. And there are some FSBO (for sale by owner) services that aren't free, but will help you through the process for a few hundred dollars.
If you list with a full-service or limited-service Realtor, there is a charge. You'll pay a commission when your home sales. Commission rates are fully negotiable--you can probably find them all the way from maybe 2% to 7%. Usually, at the higher end, you get full service; at the lower end it's limited service. If your house doesn't sell, there's no charge.
