Income property in Naples....where to begin?

We want to purchase a home or condo that will give us the most return on our investment. We live in NJ and want to purchase a 2nd home down in Naples not for our own use but as an income property. I need direction on the rental market. Where is it hot to rent? Where can I get the most return on my investment? Any advice would be greatly appreciated. Thanks!!

First you would need to determine the price range that you can comfortably afford to invest. Next you would need to decide on your long and short term objectives. Max income? max appreciation? convert to second home for personal use? Then look at the areas that are a match. How often do you get to Naples?

My clients have been getting about 18K annual rent for both sides of a duplex in Lehigh Acres. Your initial investment will be under $140K. Some properties are already fully rented. Properties get more expensive the closer you get to the gulf. How much do you want to spend? the rents are higher the closer you get to the gulf also. It's hot to rent anywhere that is close to the Gulf Of Mexico. Contact me if you would like to do your own searches on line 24/7 for free.

Hi Tiffanie,

All my colleagues have given you excellent advice. Just to help a little bit more, i am going to give you 2 links with properties I have researched for you.
One with single family homes with a high return and one with duplex/triplex type properties which are also a great income producer.

From a very quick study, I found out that an average of $188,000 home can bring you about $14,800 net income per year which gives you a 7.9% cap rate on your investment, which is excellent.

After a quick observation, here are the numbers on this type of proprieties: an average of $210,000 duplex, can fetch in average of $16,000 per year which gives you a 7.6% cape rate, which is still very good.

However, building equity in a duplex/triplex is not as easy as building equity in a good location single family home and since the prices on duplexes have already moved up quite a bit, and of course depending upon your budget, i would suggest the best investment right now would be a SFH in a good area.

Need a lot more information as to how much you are interested in investing. The higher cost the property the fewer the opportunities to find an upscale tenant. Most of Naples upscale tenants are seasonal renters. Lower costs rentals are further east. Need to talk and find out exactly what you want. KathyBC 800-448-3411 ext 601...(6/2)
