Incentives? Don't see much in the listings but looking for a way to help my listing stand out and get?

noticed. Is anyone doing them here in York? If so, what? I was thinking closing cost incentive- how much would be considered adequate in this market? We are in an area where many medical professionals live- anything specific to that group that may be appealing?

Higher buyer agent commission. Also Make it known if you can help a buyer pay closing costs. Home warranties may help. Get it noticed outside of Pa. How many web sites are you on? If less then ten have your agent get to work.E Bay even works.

Many sellers today are pulling out all the tricks. Buyer's agent bonuses, seller's assistance towards closing, home warranties and higher commissions are the norm. You can get inventive by offering association fees being paid for several months, free cable/internet for a year or two and just about anything else you can think of.

All it takes is a bit of imagination.

I think it is more effective to offer a higher commission to the buyer's Realtor instead of a bonus. In the buyer's market we are experiencing now, one of the first things to go (if you are truly negotiating in your clients best interest) is the bonus to the buyer's agent. As the commission rate seems to be more "set in stone" to the clients it doesn't seem to be attacked as often and so therefore remains more of a true "bonus" to the buyer's realtor and therefore more of an incentive for them to push and show your home, if that is what your motive is. However, the key to selling a property in this market remains having your property truly marketed at the right price by a professional, full service, full time Realtor and company - mainly on the internet but you can't forget the other media forms entirely. After all, what good is your incentive if no one hears about it? As for incentives for medical professionals: if they are busy they may appreciate delivery of premade meals (just needing to be heated) for a certain amount of time from a company that specializes in this, or some other type of time conserving and money saving reward, possibly throw in a new freezer to store it in.

Something you might want to try is purchasing a home warranty on the home for the buyer so they do not have to worry so much about things that might go wrong after they purchase your home. Another great thing to do it have a home inspection done ahead of time. This will not only give you knowledge of things you might have to fix or take care of, but also make the home more move in ready for the buyer. They will not have to worry about scheduling and paying for an inspection. Good luck and I hope your home sells soon for you.

FIRST ANSWER
Offer a bonus to agents and/or higher commission. Anyone can ask for seller help. Price your home very competively. Ask for feedback if you're getting activity on the home. What kind of marketing and I'm not talking about print. Internet!! What resources are being used i.e. trulia.com and others.
