If you can afford to price your home to sell then your home will sell within 90 days.

Well, let me check my crystal ball.......!!! Unfortunately, I dropped it getting out of the car, so we'll have to rely on experience.
The biggest factors in the sale of a home in the Olentangy School District or anywhere else are:
Price
Condition
Location
You, as the seller, control 2 out of 3 of these factors. Since you can't move the house, you must make sure that the condition is superb and the price is right. Choose an excellent, experienced Realtor, and then listen to what they tell you. Homes are selling in this market, but your house must be the shining star in its price range. Buyers have many homes to choose from, so your home must compare well to others on the market. Your Realtor will tell you the best price for your home, and also tell you what needs to be done to make your home the one the buyers will choose. If you are willing to follow the professional advice and get your home in tip-top shape, then price it correctly, it could be in contract within 30-60 days. There are a lot of buyers in the marketplace right now, but they are very picky, and want a home that is move-in ready.

Let me ask you a question:
Which is more important: time or money?
I can only speak for my MLS: Time is money (see link).
In a declining market, sooner is better than letter. You are in a declining market.
Stats in MY MLS show that homes that sell in the first 30 days sell closest to asking price (99.7% last month).
At 120 Days on Market that drops to 92.3% (and that is AFTER some price adjustments).
Summary - in most markets, listings correctly priced and marketed will sell closest to asking in the first 30 days. After that, prices fall.
