That's a great question and one that I hear a lot here in Evergreen as I help move families more or less in-town. In today's market it is especially important to properly leverage your purchasing ability by negotiating both an agreeable price on your ideal home AND an intelligently crafted contingency which functions to reserve your replacement property while allowing you an opportunity to find a Buyer for your existing home. Although there are many stories about Sellers having difficulty selling I just recently sold a Marshdale home at a great price to the second family who saw it for a Seller that had located their replacement home (in Conifer)!
