Communities are very fical about the exterior of the buildings. The best way is to advertise online or in local newspapers. Creating a flyer to distribute to neighbors can be very effective as well. You will be surprised how many people have friends or family that they wish to move in near them

Sites like Trulia, Zillow, Postlets..Craigslist. Can do wonders.

De-personalizing your unit and removing clutter and personal affects for pictures helps dramatically. people have a hard time envisioning their favorite couch where your favorite couch is -even if you think it makes the places look better.

If you do not have time to put some vivor into the effort of selling I would consult with an agent such as myself that will give you a "one party" commitment free listing and advertise it for you. Feb-March is one of the best times to sell your unit for top dollar. Please dont hesitate to call.

One of the most efficient ways to sell a home is to hire a Realtor whom you trust. Successful Realtors have an arsenal of ways to expose a home to buyers beyond a "signboard".

The best way to find a great Realtor is by word-of-mouth and/or positive client reviews on websites like Trulia, Zillow, Google, Angie's List, etc.

The Condominiums Documents state that you cannot do anything to change the outside look of the building. The fasted and easiest way to sell your condo is ask a Realtor to sell it for you. You call a doctor when your sick and dentist when you have problems with your teeth and Realtor when you want to sell your Real Estate.

When I go to someones house or condo, I evaluate the property first. The higher the floor the more money it is worth. South exposure is usually more expensive then north exposure. The view is really important, are you looking at water, green landscaping or another building. Is your condo in original condition or have you updated the property.

You have to know all the past sales in the building for the last 6 months. What was the asking price and what was the selling price and how many days was on the market before it sold.

i also stage a property to make it look more desirable to buyers. What may be liveable to you may look cluttered to a buyer.

Selling real estate is a job, not a hobby.

If you are trying to sell your condo in Fort Lauderdale on your own and cannot post a sign, you may want to see if there is a bulletin board in your lobby or common meeting area. Also, your condo may have a monthly bulletin in which tenants can place for sale ads.

You may want to create postcards just for your neighbors, so that they are aware of your sale. Many residents of condos have friends or relatives who would like to buy in the same building.

You could post a notice, for which you may have to pay, on site that offers homes for sale by owners. Then, there is Craigslist, which is free, along with the plethora of social media sites available.

Your best alternative for selling your Fort Lauderdale condo may be to hire a Fort Lauderdale real estate agent, who will market your condominium in Fort Lauderdale to a very large audience of brokers and customers.

Create flyers and walk the neighborhood to solicit neighbors. Advertise in the newspapers and on the local MLS and it should have sufficient coverage.
