If a room cannot fit even a single bed in it without blocking the door from opening, is it a bedroom?

Gene gave a good answer- thanks for that Gene.
As with so many of these questions, you need to specify by what definition a question is being answered. MLS rules are one definition, and they differ from state to state and from system to system.
Local city, township or building codes also give especific definitions of what qualifies to be classified as a bedroom, or something else. --and also vary widely in their descriptions.
Many areas now use the Universal Building COde-- which helps! Ask what the rules are in the city or township or county where the property is located.
Hope that helps.

The technical specification for a bedroom is it must be 8' x 8' x 8', have a door, a window, and a closet.

It also must be permitted. You might check with the local jurisdiction Dept. of Building and Safety and ask for copies of the permits.

George,

You might also check with the county to see how they assess the property. If it is listed as a 2 bedroom and the county assesses it as a 2 bedroom then our MLS would allow it. This is a one way street though, if it is listed as a 2 bedroom and the county assesses it as 1 bedroom, then that does not automatically disqualify the room as a bedroom.

That would depend largely on the rules of the local MLS as to how to name rooms. But I can't imagine that many MLS systems would allow a room where a twin bed-blocking a doorway would be able to be considered a bedroom..

We hate to "disappoint" clients... so it would be counterproductive to call a room a "bedroom" when it really can't be used as one.

Sounds more like a storeroom to me. When I listed the rooms& dimensions on the MLS,I would call it "other" rather than bedroom. Blocking the door with a bed would present a safety hazard.
