If I sell my home to an FHA buyer I am forced to pay any of the buyers cost?

They did not ask for any seller concessions and say the buyer and seller will each pay there own closing costs but are there costs to the seller on an FHA loan that would not be incurred with a conventional sale?

It use to be true that the Seller has closing costs that the Buyer is not allowed to pay, but the rules has changed and the Buyer has to pay for their own costs. But to help the Buyers since they only have limited amount of money, you may attract more Buyers by offering to pay their closing costs, but to yield more for you, you may want to incorporate the costs into the price, by countering them with it. No you do not need to pay for any closing costs for any buyer. Although you may not be able to sell your home that way. Generally,buyers pay 3% closing costs and the seller picks up the rest. Dear Homeseller,
You are not required to pay any of the buyers costs; however if the buyer is going FHA there is a good chance they will not have the money for costs. Be very careful to ask for proof of funds if you have an FHA offer. Make sure they have the down and the closing costs! There is nothing wrong or costly to selling to an FHA buyer just be aware. Even if you receive an offer that is conventional you should require proof of funds!
Costs can also be financed in a loan. If the buyer does not have the closing money ask them to take a higher interest rate and have the lender pay their costs. You don't have to!!!

If your contract doesn't require you to pay any of buyer closing costs, then you can't be forced to to pay any buyer closing costs. The last 3 FHA financed homes I sold required no closing costs paid by my seller. Understand that often the lender will attempt to put some buyer fees on seller side of the closing statement, but you/your agent should require the lender/title company remove the fees from your side prior to closing.

No. Your closing costs should not be any different than with a conventional sale. If you are working with a Realtor ask them to provide you with a seller's net sheet. This should provide a good estimate of your costs.
