If I make my own website for a listing can a realtor put it on the MLS listing?

No, for it to be on MLS it must be listed with a broker that belongs to an MLS. TREND MLS in this area. If you list with a broker your agent may be able to link it to a website you have made?

The problem with putting your home on a website of its own is how is anyone going to find it in a random search unless you have spent a lot of money on SEO.

As others have pointed out, for a home to appear on the local MLS, the home must be listed for sale by a member real estate professional.

Your question, "Can I make my own website for the listing?" would be a resounding YES...if it complies with the 'single purpose' use required by the MLS.

There may be real advantages in doing this, but none of those advantages are identified in your question. This may indicate that such advantages do not exist therefore may prove to be detrimental to your sale objectives.

Be aware, real buyers are not on Zillow or Trulia. Real buyers are using real tools. Your strategy may have more merit than others are acknowledging if you are an SEO expert and have access to the real tools prepared buyers are using.

So, in your specific situation...who knows what is best for you, .... there simply is not sufficient information.

The answer in My Opinion is: Maybe!
If you create a virtual tour, then you can add to the MLS Trend database. Usually the Real Estate Broker you hire will create the marketing for your listing, including links to web sites.

Short answer is: That is not necessary.

My suggestion would be to invest that time in getting the best agent to represent you. Knowledgeable agent will be able to help you with all aspects of marketing your home including a specific website. Even if you pay for all possible traffic to your site and have multiple site names directed to it, your website will not be as effective in drawing qualified buyers as it wold be a site such as http://www.PruFoxRoach.com or at http://www.BrankaDoych.com Your website needs to be supported by a capable agent who will be sure to have your home will be pulled by all search engines and to all major real estate sites.

Statistics show that over 90% of all home buyers start their searches online and the vast majority of them head straight for the major ones like Trulia and Zillow. All listings through the MLS in this area are syndicated out to these sites.

Personally, my listings not only syndicate out to over 150 real estate websites, they are also presented as featured listings on those very same sites.

I agree with Eric - you don't need to create your own website - the buyers are all on sites such as Trulia, Zillow, Realtor.com etc...

Hi Katy, you don't need to make a website. Any listing placed on the MLS will automatically be fed out to Realtor.com, Trulia, etc. You can simply use one of those links as your website. The point here is you don't want to recreate the wheel. You want to be where the consumers are, and they are on Realtor.com, Trulia, the MLS, etc.
