If I can't move until the end of the this coming school year, when should I put our house up for sale?

Kim, I think you might have misunderstood what I wrote.

You could sell your home to an investor now, and still be able to live there as a renter until the end of this coming school year as per your request.

I've worked with kids who are autistic, and have ADHD. I know first-hand how challenging this can be, and I know how resistant to change that some kids with those traits can be.

The point wasn't to tell you, "Move anyway." Rather, the point was to help show you that you could sell, rent, and move according to your plans. You don't know what the market will be like at the end of the next school year. It's possible that you might be able to sell for a higher price now.

A few years ago, I might confidentally/accurately answer this question. Unfortunately, as Bill and Irene appear to be inferring , it is next to impossible to provide an answer to suite your needs as in today's market homes are taking much longer to sell. Today's market is so unpredictible!

I might suggest that you list the home for sale with the provision that the sale is "subject to the seller's firm relocation". While it is on the market for sale, have your agent take you out to see alternative properties a couple of times so that you can get an idea of your options. In this way, you will have at a minimum narrowed your options down to the communities within which you desire and that may have accommodations for your autisic child.

Sorry this answer could not be more direct, but unfortunately, it is indicative to today's market.

I have an autistic child. Selling and relocating now is not an option.

An alternative is to sell your house now with a lease-back provision. This way you can sell now, lock in the rental rate with terms that will work for you, and move when you're ready to move.

An important consideration is that today's sellers are taking much longer to sell their homes tha year ago. With this said, our recommendation is to get it on the market sooner than later. If it should sell earlier than you expect it to there are temporaty options available for you. Renting, staying with friends or relatives, moving earlier.

Our recommendation is to try to sell the home first......then address the other issues.

With sales of home taking longer and the huge number of available homes in Highland Lakes, we should start the process soon. First, it will take some time to make certain the house is ready for buyers - my staging ideas sometime take some work!

Just posted on vacation buyers, something that might increase the pool of those interested in your home!
