Jack,

As a Real Estate Professional that not only List and Sells homes in the Sugarhouse/Millcreek area, but also lives in the community I would be happy to tell you that your 2 bedroom 2bath bungalow/cottage would sell in the $219,000.00 to $239,000.00 price range according to a standard comperative market analysis.

However a free High Price Analysis would be something of interest to you to insure that you are pricing your home according to all the factors and criteria that will best meet your needs and situation. I would be happy to assist you with this free no-obligation information. Please contact me at your earliest convenience to set your High Price Analysis appointment an have a wonderful afternoon.

Hello,

Yes, all of the mentioned criteria are all used in consideration when putting value to a home.
Also, recent sold comparables for the area with similar criteria as the subject property.
Which is basically what a comparative market analysis is on a home. If you have any more
questions just ask. Have a great weekend!

Jack,

I agree with Guy. Your home's neighborhood has a distinctive feel to it. Additionally, some of the homes are in a transition from their historical size and nature to larger newer homes. It is important to discuss your thoughts with a real estate professional that can help you evaluate your home, and how it relates to the others around it in today's real estate market.

That depends on a lot of criteria. How big is the house? How many bedrooms does it have? How many Baths? What kind of condition is it in? Are you in a hurry to sell or are you willing to take some time to get it sold? How much do you have left oweing on the House?

The best way to figure out the value and what price you should put on the property is by consulting with a Realtor one on one and by interviewing several Realtors. Most realtors will provide you with a free comperative market analysis to help you decide what the price should be. The more information you can provide on the property the better.
