I agree with Lars... we need more info. In addition to his questions, WHERE is the lot? What is the surrounding area like? What are the price ranges, sq. ftg of the houses in the community like?
If you had no luck with a Realtor, you weren't dealing with a waterfront specialist which is crucial.
I know a native born Broker that knows every square inch of water, and is a captain. He Lives on the water, sells waterfront, and - most importantly, markets to and knows the people who buy waterfront.
THAT is the type of agent you need.
It is what you know AND who you know... Experience, contacts, longevity in the business and knowledge about the water. If they don't have a boat, he knows who to put them in touch with to buy the best one for them. People buy waterfront for many reasons, view, fishing, sailing, swimming, snorkeling, scuba, etc.. so it is equally important to know what the highest and best use of this property is suited for.

Location, Location and again, Location! Deep water? No Bridges? Are you priced competitively with other comparable Lots? You might consider advertising in the Sarasota and/or Naples area, where lots like yours are 3 times that amount. Web-sites are still the best exposure for any property. You should ask Realtors, what are their internet marketing strategies. What is their international internet exposure? Set the right price first! You may consider advertising in the midwest. Columbus,Oh, Pittsburgh, Chicago. Look for Yacht clubs, Marinas!

You may want to go to a local investment club and join it to start networking with other like minded individuals. I can sell things at my meetings all day long and with little effort. So long as the deal is as good as I say it is after the buyer has done their research.

Is it deepwater (for sail boats), any bridges to go under before entering the gulf?
Does the lot have water and electricity?
It the lot located in a gated community?
Deed restrictions?
