Richard, there are a host of websites that claim to be able to give you market value on your home, but experience dictates that they aren't reliable in terms of thier results. I recently did a market on a home where the Seller found his market value at 329,000, and I had told him it would sell at 285,000. Consequently, he listed at 329,000 with another agent, and because of his starting out over-priced, he had to chase the market down and ended up selling at $280,000. Had we listed at $289,000, where I had said, more than likely, it'd have sold at $285,000. So, moral of the story, don't start to high and don't beleive website values! Have a realtor or two do a market analysis on your home!

There are so many factors that can influence the market price for a home that you would be best served to have a couple of real estate agents look at it and give you a price opinion, or hire an appraiser to do an appraisial. A quick and dirty estimate would be right on your property tax statement. If you don't have it handy, you can go to Henepin County's website at http://www16.co.hennepin.mn.us/pins/ and search for your property tax statement by address. The county assessor has your home valued at $271,900.

Richard, just a very rough idea for you, since the 1st of 2008, 10 houses have sold within 1 mile of your house. The average price has been about $240,000 dollars, at about 2000 square feet. It has taken about 170 days to sell these 10 houses. These numbers are pulled from the MLS and are just a guide for you, there are may factors that affect the price a house will sell for. Did I meet you at an open house at my listing at 11400 Johnson Ave S about a month ago? I did sell that house, with it closing on May 29th. I don't believe Trulia does market evaluations but Zillow and Cyberhomes do. These estimates can be off by 10%+ on a regular basis though since it is based off of public record data, which is rarely ever accurate or complete. I grew up in West Bloomington and with this recent listing I sold just a few blocks away I believe I can give you a great feel for pricing and where this market is today. I can't tell you what my listing sold for yet because it has not closed yet but I can tell you it sold for exactly the amount I estimated at the time we listed it.
