I understand you're looking to sell your home and may I say that coops are the most challenging properties to sell due to board approval, higher lending standards and much more. You need an agent that specializes in the sale of cooperatives and knows how to work the process from beginning to end. Good evening Mr. Dyer. First thing is have you decided where you want to move after you have sold your property? Please ensure that the agent that is looking to assist you in the sale of your co-op will also be able to help you relocate. Please ensure that your representative/agent adds those terms to your contract of sale. This will afford you the time necessary in case you needed the proceeds of the sale to use for the purchase of your other property. Please ensure that the agent is knowledgeable of co-ops and has a knowledge of the neighborhood to which he or she is listing. I recommend you do your homework on all the agents prior to having them come to your property. It is important that you review their online status and any remarks and or recommendations that they may have. Good luck.

There are some very important factors to take into consideration when looking for an agent to list your home on the market. First and foremost you want to interview an agent that is associated with the MLS system and many agents in the Bronx are not. Also take into consideration when interviewing your prospected agent what measures of marketing will they be using, marketing is one of the most important aspects to get a home sold in todays market. After the interview do some research on the agents office and research if his office has any bad reviews. These are some simple steps you should take after interviewing and potentially hiring an agent.

Almost any agent will be happy to list your co-op for sale. I suggest you interview three or four agents from different companies and see what each has to offer. I wouldn't just go by commission as some agents do little to no paid marketing. Ask each agent what their commission is, if they are a full tiem or part time agent, what their marketing plan is, and if they wil offer you a written guarantee that you may cancel the listing if you are unhappy with their services. Ask for agent referrals from people who may know; or consoder contacting and interviewing in person a few local agents from different realty companies, then choose the one you like best and who has the most to offer....

Kingsbridge Heights is a very hot neighborhood in this market. The first thing that you should do in order to plan the sale of your home is interview a few Realtors and get CMA's (comparable market analyses). These will help you get a better idea of what your immediate area's market is like, which in turn, will help you effectively market and price your home.

With that information, you want to then decide who is the Realtor that can get you the best exposure (not just the most). The difference is, you want your Realtor to showcase your home in the best light and attract serious buyers, buyers that are interested and are pre-approved to purchase your home. I would love to be involved in the interview process and share some of my insight with you. Thank you.
