I have alot of land listed in Warren COunty- Linden, Front Royal, Middletown- several subdivisions. Below will take you to my profile. Check out some of the land I have listed. Maybe this will help as far as pricing. A CMA search of land sold 3-7 acres I conducted several weeks ago puts land about $30,000 per acre- but of course the large the lot, the less money per acre. You are probably looking around $40,000- depending of course on location. Only a handful of lots in the area have recently sold, FYI-- there are buyers though! I get calls every day~

Location, elevation, and shape of the lot affect the desirability. Also the type of the perk will be important. Its hard to say a lot until seeing a plat and this other info . If you have any power lines or qualities of nearby properties that are a deterrent or a benefit that can affect it too. If you would like to discuss it further feel free to contact me.

Hi, Fred. Yes, you can do all the free advertising you want if you're concerned about paying a listing broker fee. However, it's an extremely tough market there - I am not sure where James is, but it's not anywhere that he understands the market in Front Royal, of that, I am sure. Even listing with a competent broker, the land in most areas around Front Royal is CHEAP, and if you don't have competent representation, to sell it, you'll end up giving it away.

Hi Fred,
Put it on all the popular Internet sites for free and advertise online (Not in pRINT) in the regional newspapers. It should only cost you about $1.00 per day. Include the fact that you will pay a commission to buyer's real estate agents but saying "brokers protected" in your ad.

FIRST ANSWER

I might be able to help, depending on where "near" Front Royal is. I work with a builder in that area (he has lots of land, so not so likely to be buying, sorry). But, in addition to working to sell the property outright we also can work with you to offer your land to our potential home builders (about 50% of the contracts we get are costum, and only part of those are built on his lot.
