I recommend selecting an agent that is a member of the local MLS and a "local" regional MLS so that your listing will be available to agents throughout Southern California via the CA MLS Alliance.
Price and market exposure are most important sale factors. Price can be addressed by comparison with all active local comparable properties. Have your agent SHOW you, no "trust me".
Market exposure is to both agents and to the public. My previous remarks about MLS membership covers agents. Public exposure happens principally via Realtor.com and IDX [Internet Data Exchange(MLS search using third party vendors)]. I recommend that you view and approve all of these presentations to audit the verbiage and the photos.
Remember that we all profess and some perform - be critical.
I agree with Nathans answer. It is very important to list with an agent up the hill. Meet with a few brokers. See who you like and get along with. Ask others who they have worked with and liked. Ask them how they will market your home. Take a piece of paper. Draw a line. Put your dream price at one end. Put an awful unthinkable price at the other. Write time on the top of the line. Pick a place on the line.
Ok what you can do. Unclutter house. Nothing ---really nothing on kitchen and bath counters---. Clean house. Accessible house. If you have a dog it can must be in garage or yard when people are going to show. Your house has to shine. You must help your agent by doing open houses especially on holiday weekends. Plant a few flowers at end of driveway (mothers day mountain rule) . If you have shed or garage empty one wall. Pack up clutter and put in boxes in there. For two weeks after you have packed up clutter pack 3 more things a day from each room. Nothing hanging on Refig. No smelly candles or room freshners. Get fabreese and spray when you leave the house. It has no smell and your house won't either. Clean the windows. Take down curtains and stuff. Make light and bright. Paint if dingy. Paint front door and put on new door knob if it is icky. Stick a few flowers by entry. If people come to see go outside and let them walk around. Do not talk to them . Defer to your agent.
Make sure you hire an agent who will give you the exposure you need to sell your house. It is also in your best interest to hire a local Lake Arrowhead or Crestline Agent and not someone who is unfamiliar with the area. I see many part time homeowners in Lake Arrowhead and Crestline listing their properties with agents from other areas and then wondering why it has not sold in 3 months. Our MLS up here in Lake Arrowhead and Crestline is a closed Board. No other agent will be able to find it on the MLS if they are not a member. Hope this helps!

All the answers so far are great. There is another way that you may want to consider as well. The investor route may be right up your alley. Investors specialize in buying homes quickly and working with any special needs that the seller may have. Investors are obviously in it to make money, so they wont offer top dollar for property and in fact prefer to buy it at a discount....BUT; they are very willing to take over problem properties or properties with some minor problems and they can move fast....especially when compared with how long homes are sitting on the market nowadays and how expensive they are to sell; sometimes it really does make sense. In this market you need to have the best house at the best price... There are so many homes for sale that a lot are staying on the market for a long time. Since price is not a concern, you have an advantage over a lot of other people who are losing there homes in short sales and HAVE to sell their homes at a certain price. My advice would be to find a great realtor and have them show you the options you have by doing a market analysis and showing you a marketing plan that will give your home the best exposure.
Crestline is sooo beautiful, too. My brother lives up there and he just loves it. There is opportunity there.
One thing you should definitely do is interview several agents. Tell the agent what you are looking for in an agent. Do you want Open Houses? Do you want a lock box on the the property? What kind of advertising does the agent do for you? NEVER pay up front for services. If you don't already have an agent, I would love to talk with you about what I can do for you. There was a home that my husband and I wanted to buy the first day that we saw it because the price was so good. It was gone in a day, which is unusual in our market. But price wasn't the only reason that the home sold. It was also immaculate. I would really listen to your Realtor about what neighborhood you live in and the shape that your home is in. That will decide how low the price should go to sell quickly.
In other words, someone with an immaculate home in a rapidly growing neighborhood will only have to drop their house slightly below average and still sell quickly. A more run-down house in an older neighborhood without a great reputation will have to drop its price considerably to sell quickly.
As Rebecca said, you've pretty much answered your own question. However, it's not just about slapping a "lowest priced home" sticker on your house. I would first recommend finding an experienced real estate agent in your area to help you analyze what your home could sell for. Remember to interview a few agents and find the best one that comes up with a price that is acceptable to you with facts to back it up. Pricing your home correctly is the key to "selling a home quickly." I'm not sure if I like auctions to much, as I've seen someone pay $5,000 (up front) to have their home auctioned off, but no one even bid on it. And, in the end, for it to go back up on the auction block it would require another $5,000 (up front) without any guarantee of it selling.
I think you've answered your own question, you price it at too good to be true...and hire a great Realtor to help get it exposure. You could also sell it at auction.
