Dev, I am available to answer any questions you may have. You can reach me at 718-578-3881. I am an experienced Realtor based in Astoria. You need to get as much exposure as possible in the beginning. Listing your home on MLS is a must. Definetely go with a broker who knows the area well. You will need to look at comparable sales in your area to price your home properly. Check out my blog http://www.myastoriarealestate.com. I hope to hear from you soon.

BTW- pay the property manager a referral fee if one of thier clients buys your property. It's good karma...

interview 3-4 property managers in your area. Ask them for references from 3-4 "top" clients, anyone with 5+ homes under management. When you call them for the reference. Ask them if they are interested in buying your home. Works a lot of the time.

Absolutely.....a property priced and marketed property should be able to sell within 30 - 45 days. It's a great time to buy in today's market.

Dev,

Price top 1/3 price and make sure you are top 1/3 in condition of value. Hire a top producing agent to maximize your exposure and gurantee representation. Know you competitionand if you have to use icentves use cost effective ones. Price Hard , sell fats do not die by fractions and fade away.

Absolutely! It is a great time to market to investors. You would probably do the best by getting an agent that specializes in investment property as they may have some investors to take it to immediately! Or look at a property management company, they may have clients that would be intersted in buying. The market is much better now for investors to buy to rent than buy to flip. You will have investors looking for such properties. I would love to know more about your property!
