there are people, primarily investors, who send out letters trying to buy properties at a wholesale rate, usually 10-12 percent below retail. They send these letters to people who fit a certain criteria, say those who have Notices of Default filed, or those who have lived in their home more than thirty years, looking for people that might need to sell and are looking for a quick escrow.

IMHO why would anyone want to sell at less than top price? If you need a referral to a top Realtor to analyze the offer, please let me know and I'd be happy to refer you to one.

Sounds like this while it may very well be "legit" is a "fishing" expedition. The label on the envelope suggests that. My guess is that for some reason the person thinks you may be part of a group of people that HAS to sell their house. I hate to have to ask this but are you behind on your mortgage? My guess is that the person thinks you are either behind on the mortgage, the home is in need of repair, etc... There are many people that will look for these types of properties and then send mail.

My team and I work with many "distressed" sellers (late on mortgage, divorce, estate, etc) and would be happy to consult with you on the situation if you like. It may be something else, if so, I would agree with the other person here that you should really get an agent to represent you in the transaction to make sure you are legal and not taken advantage of.

GREAT QUESTION: Contact the person determine furnish you a copy of lender approval letter from their mortgage broker. I would then follow up with the person who authored the statement. If so then move forward if you are wanting to sale, however recommend securing a listing agent represent you, there are state laws for anyone selling a property must be complied. If breach in laws you could be sued many potential buyers know statues look for home buyers to pry on. BE CAREFUL
