I owned a house in GA but sold the property. What do I do about the tenant living there? Is my contract?

voided? Does a new lease need to be drawn between the new owners & tenants? What if their late making payments? Who has to evict them?

Mel, If you where in California you would most likely be drawn and quartered for such outrageous activity as a landlord. Did you ever tell your tenants you SOLD the property? Do the Buyer's KNOW you had a teant in place? And lastly, how much money have you set aside for the coming lawsuit!!!

FIRST ANSWER

If you had a contract with the tenant, then that remains whether you sell it or not. If you sold it and the buyer is unaware of the contract with the tenant you could be liable. If your buyer does not know it is rented and the renter is late, then you should evict. If your buyer knows and is happy about the lease agreement let him work it out.

Just note, if you did not disclose the lease agreement you COULD be liable for damages and expenses relating to it.
