If you had a contract with the tenant, then that remains whether you sell it or not. If you sold it and the buyer is unaware of the contract with the tenant you could be liable. If your buyer does not know it is rented and the renter is late, then you should evict. If your buyer knows and is happy about the lease agreement let him work it out.
Just note, if you did not disclose the lease agreement you COULD be liable for damages and expenses relating to it.
