Joe, I just came across your question, though I hope my response is not too late to benefit you. As a lot owner (as opposed to a home owner living) in Marcel Lake Estates, you may not be up-to-date on community association happenings. Marcel Lake Estates has a building moritorium in place currently (and for the foreseable future). It is based on the current sewage system and the need to rebuild/upgrade. As a fellow Realtor, I would advise you to hold on to the property until the moritorium is lifted. If you have dire need to be rid of the properties now, please call and I will offer some suggestions. Good luck and take care,
